Every holiday rental business eventually asks the same question: why would anyone book direct when the big portals exist? The honest answer is that they will, but only if the direct site tells them something the listing cannot.

Competing with the portals on their own terms is not realistic. They outspend everyone, they own the generic searches, and their booking flow is familiar. What they are structurally bad at is specificity, because their pages are built from the same template for every property in the world.

That is the gap. A listing cannot tell you that the last kilometre is an unpaved track, that the nearest shop is eight minutes by car, that the terrace has shade until four in the afternoon, or which beaches are genuinely close as opposed to close on a map. Guests want exactly this and cannot get it, which is why they open a second tab and search the property name. That search is the one worth winning, and it is winnable.

The other thing a direct site can do is answer the trust question, which is the real obstacle to booking away from a platform. Someone transferring a deposit to a company they have never heard of is looking for reassurance: a real address, named people, a clear cancellation policy in plain language, and what happens if something breaks at the weekend. Portals provide that reassurance institutionally; a direct site has to provide it explicitly, and most simply forget to.

Then there is the practical layer that decides bookings in a rural property: how you actually arrive, whether a hire car is required, what the check-in is like if the flight lands late, and — the question everyone has and few sites answer — whether the internet is good enough to work from.

None of that requires outspending anyone. It requires writing down what the owner already knows and the portal never will.
